Detached prices rose while sales fell. The median detached price is up 6.1% year over year to $605,000, on eight fewer sales than June 2025. Fewer transactions at higher prices usually reflects constrained supply rather than surging demand.
The condominium picture is different, and the two measures disagree. The average fell 14.0% while the median rose 9.8%. When average and median move in opposite directions on only 17 sales, it generally means the mix changed — a few higher-priced units in the 2025 figure lifting that average — rather than values dropping across the board. At this volume, individual sales move the average.
Year to date, the detached median is up 8.1% on 4.7% fewer sales, while total residential volume is essentially flat against 2025.
