What is the first step in selling my home?

A conversation and a written evaluation. Before anything is listed, I look at recent comparable sales in your area, what you would be competing against, and what has sat unsold. That gives us a realistic price range and a timeline to work from.

How is my asking price determined?

From sold data, not from what a home is hoped to be worth. I compare recent sales of similar homes in your neighbourhood, adjust for condition, lot, updates and position, then look at current competing listings. You see the reasoning, not just a number. You can also see the current St. Albert market update for this month’s municipal figures.

What should I do to prepare my home for sale?

Usually less than people expect. Decluttering, cleaning and minor repairs return more than major renovations do. I will walk through before listing and tell you honestly what is worth doing and what is not.

How long will it take to sell?

It depends on price, condition, property type and season more than anything else. Well-priced homes in good condition move faster than the market average; overpriced homes sit regardless of the market. I will give you a realistic expectation for your property before we list.

What costs are involved in selling?

Real estate commission, which is set out in the listing agreement and agreed before your home goes on the market; legal fees for your lawyer; any mortgage discharge or payout penalty; and adjustments for property tax and condo fees at closing. I will go through the full picture with you before you sign anything.

Do I need to move out before listing?

No. Most homes sell while lived in. What matters is that the home shows well and is accessible for showings. If the property is vacant, we discuss whether staging is worthwhile.

Should I sell before I buy?

It depends on your finances and risk tolerance. Selling first gives certainty about your budget; buying first secures the home you want but may require bridge financing. We work through which fits your situation before you commit.
