A comparative market analysis built from actual sold data in your part of Edmonton: recent comparable sales, the listings you’d be competing against, and what has sat on the market without selling. I’ll include a recommended price range and the reasoning behind it.
Online valuation tools average public records. They can’t account for the finishing in a newer build, the difference a mature lot makes, or how an infill property compares to the older homes around it. Edmonton is a large market, and values shift considerably between neighbourhoods and between housing types within the same neighbourhood.
I work north and west Edmonton in particular, including new builds and infill, alongside St. Albert, Morinville and Sturgeon County. If your home is in St. Albert, use the St. Albert home evaluation page instead — the comparables there are different enough to matter.
Send the form. I’ll pull the comparable data and follow up — usually by phone first, so I can ask a few questions about the property, then in writing. If you’d like me to walk through the home before I finalize the numbers, I’ll come by. No charge, and no expectation that you list.
